Welcome to the Fuchsia of renting. Moving home is difficult enough, without being more costly than necessary. That’s why at Fuchsia Homes we charge NO FEES to our tenants! Just look at how much Fuchsia Homes does for our tenants for no charge:

What you will NOT pay with Fuchsia Homes

Set up Fee

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee

Processing the application, associated paperwork and referencing.

 Guarantor Fee

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Accompanied Check-in Fee

Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Pet Deposit (returnable additional security deposit)

 to cover the added risk of property damage. This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy.

Renewal Fee (tenant’s share)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee

 

 

Collating information and preparing a reference for a future landlord or letting agent.

What you might pay:

1 week's rent + VAT

Nil Deposit



This replaces the traditional and very costly deposit. Instead, a service charge equivalent to 1 week’s rent plus VAT is paid to Let Alliance. When a tenancy is extended, the Nil Deposit scheme can be extended with the tenant paying an extension service charge of £25 plus VAT to Let Alliance, and the Scheme is renewable every 12 months as a minimum.

Amendment Fee

This covers contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

8% Interest

Unpaid Rent / Returned Payments:

 Interest at 8% above Bank of England Base Rate from the date due.
